Hilton Head Island accommodations

Where to stay on Hilton Head Island.

Five neighborhoods. Honest scores. Real trade-offs. Find the one that fits your trip — not just the one with the best marketing.

Location matters more than the rental itself.

Hilton Head's five main vacation neighborhoods look similar on paper — gated, wooded, close to the beach. In practice they're very different. Sea Pines and Palmetto Dunes are full resort communities with their own restaurants, bike paths, and golf. Forest Beach is a walkable neighborhood with no gate and direct access to Coligny. Shipyard is quiet and affordable. Folly Field is local and underrated.

The right choice depends on how you travel. A family with young kids who want to walk to the beach and dinner has different needs than a golf group that wants to roll out of bed onto the first tee. This guide scores each neighborhood honestly — including the drawbacks — and answers the specific questions we hear most.

At a glance.

Scores are 1–5 and reflect the neighborhood's strengths relative to other HHI areas — not absolute quality. All five neighborhoods have excellent beaches.

Sea Pines is a 5,200-acre private resort community at the south tip of the island. It has its own restaurants, shops, marina, three golf courses (including Harbour Town Golf Links), and 25 miles of bike paths. Harbour Town is one of the most photographed spots on the East Coast. If you want the full Hilton Head experience without leaving the plantation, Sea Pines delivers it.

Strengths

  • Harbour Town marina and lighthouse
  • Best dining selection on the island
  • 25 miles of paved bike paths
  • Three golf courses including Harbour Town
  • Private beach club with full amenities

Drawbacks

  • $10 day pass required for every car entry
  • Large property — distances add up without bikes
  • Premium pricing — most expensive rentals on the island
  • Can feel crowded during RBC Heritage week (April)

Best for

Couples, golf groups, and families who want a self-contained resort experience with the island's best dining and the Harbour Town atmosphere.

Not ideal for

Budget travelers, visitors who want to explore the whole island freely, or anyone who finds gated communities claustrophobic.

Transportation

Palmetto Dunes is an 1,800-acre resort community in the mid-island, built around an 11-mile lagoon system that winds through the entire property. It's the most family-friendly of the gated communities — wide, flat bike paths, calm lagoon water for kayaking and paddleboarding, three golf courses, and a long stretch of Atlantic beach. The vibe is relaxed and residential.

Strengths

  • No entry fee or day pass
  • 11-mile lagoon system for kayaking and paddleboarding
  • Excellent wide Atlantic beach
  • Three golf courses
  • Close to Shelter Cove Towne Centre

Drawbacks

  • Limited dining inside the plantation
  • Large property — need bikes or a car for most trips
  • Less character than Sea Pines or Forest Beach
  • Some rentals are far from the beach

Best for

Families with kids, water sports enthusiasts, and golf groups who want a quieter, more residential feel with great beach access.

Not ideal for

Visitors who want to walk to dinner, couples looking for a lively atmosphere, or anyone who wants to be close to Coligny Beach.

Forest Beach

No gate, no day pass — just walk to the beach and Coligny.

Forest Beach is the only major vacation neighborhood on the island without a gate. It sits directly behind Coligny Beach Park — the island's most popular public beach — and within walking distance of Coligny Plaza's restaurants and shops. Rentals range from small cottages to larger homes, and the neighborhood has a more casual, lived-in feel than the gated plantations.

Strengths

  • Walk to Coligny Beach — no car needed
  • Walk to Coligny Plaza restaurants and shops
  • No gate or day pass
  • Central island location
  • Most affordable rentals near the beach

Drawbacks

  • No private amenities (pool, tennis, golf)
  • Coligny Beach gets crowded in peak season
  • Street parking is limited
  • Less privacy than gated communities
  • No lagoon or sound-side water access

Best for

Families who want to walk everywhere, budget-conscious travelers who want beach proximity, and visitors who find gated communities inconvenient.

Not ideal for

Golf groups, visitors who want private amenities, or anyone who prefers a quieter, more secluded setting.

Shipyard Plantation

Quiet, wooded, and the most affordable gated option.

Shipyard is a smaller gated community adjacent to Coligny Beach, with a wooded, residential feel. It has one golf course (Shipyard Golf Club), a private beach access path, and a quieter atmosphere than Sea Pines or Palmetto Dunes. Rentals are generally more affordable than the larger plantations, and the location — just south of Coligny — is convenient.

Strengths

  • More affordable than Sea Pines or Palmetto Dunes
  • Quiet, wooded, residential feel
  • Private beach access
  • 27-hole golf course
  • Close to Coligny Plaza

Drawbacks

  • No dining inside the plantation
  • Smaller community with fewer amenities
  • Less character than Sea Pines
  • Limited bike path network compared to larger plantations

Best for

Couples and small families who want a quiet, affordable base with beach access and golf, without the premium price of Sea Pines.

Not ideal for

Visitors who want resort amenities, large groups needing multiple facilities, or anyone who wants to walk to dinner.

Folly Field

The local's choice — underrated, uncrowded, and genuinely affordable.

Folly Field is a residential neighborhood on the north end of the island, centered around Folly Field Beach Park — one of the island's best public beaches and consistently less crowded than Coligny. It's not a gated resort community, which means no private amenities, but also no day pass, no gate, and significantly lower rental prices. The neighborhood has a local, unhurried feel.

Strengths

  • Significantly lower rental prices
  • Folly Field Beach is excellent and uncrowded
  • No gate or day pass
  • Quiet, local neighborhood feel
  • Large free parking at the beach

Drawbacks

  • Limited walkability — need a car for almost everything
  • No dining within walking distance
  • No resort amenities
  • Further from south-end attractions
  • Less polished than gated communities

Best for

Budget-conscious travelers, repeat visitors who know the island, and anyone who prioritizes beach quality and quiet over amenities and walkability.

Not ideal for

First-time visitors who want a resort experience, families who want to walk to dinner, or anyone who needs to be close to Harbour Town or Coligny.

Specific situations

Help me decide.

The questions we hear most — answered directly.

Forest Beach or Palmetto Dunes with teenagers?

Palmetto Dunes. Teenagers want the lagoon — kayaking, paddleboarding, and the bike path network keep them occupied without needing a car. Forest Beach is great for walking to Coligny, but there's less to do independently. If your teenagers are beach-and-food people who'll walk everywhere, Forest Beach works. If they want activities, Palmetto Dunes wins.

Best neighborhood for a golf trip?

Sea Pines, without question. Harbour Town Golf Links is one of the most iconic courses in the country, and staying inside Sea Pines gets you preferred tee times and rates on all three courses. Palmetto Dunes is a solid second for groups who want three courses and a more relaxed atmosphere. Shipyard works for budget-conscious golfers.

Where should we stay for a romantic couples trip?

Sea Pines for the full experience — Harbour Town at sunset, dinner at Links or Quarterdeck, and a private villa. If budget is a concern, Forest Beach gives you walkability to good restaurants and Coligny Beach without the Sea Pines premium. Avoid Folly Field for a couples trip — the lack of walkability and dining makes evenings feel isolated.

We want to walk everywhere. Where do we stay?

Forest Beach. It's the only neighborhood where you can walk to the beach, walk to dinner, and walk to the grocery store without a car. Coligny Plaza is within walking distance of most Forest Beach rentals. No other neighborhood on the island comes close for walkability.

Best value for a week-long family trip?

Folly Field if you're comfortable driving everywhere and want the lowest price for the best beach. Forest Beach if you want walkability and don't mind paying a bit more. Palmetto Dunes if you want resort amenities and can stretch the budget — the lagoon system and bike paths are worth it for families with kids.

First time on the island — where do we stay?

Forest Beach or Sea Pines. Forest Beach puts you at Coligny Beach and Coligny Plaza — the most accessible introduction to the island. Sea Pines gives you the full resort experience with Harbour Town as a centerpiece. Both are excellent first-timer choices. Avoid Folly Field for a first visit — the isolation makes it harder to discover the island.
